What happens during a mold inspection?

Prior to the visit, we typically try to gather key information about the nature of the request. Once on site, we will consult with the property owner to focus on areas where there is suspected mold growth or where there has been water damage or moisture issues.

How long does an inspection take?

As you may expect, each inspection differs in scope and duration, depending on the property and customer request. Typically, a normal inspection for a house up to 3,000 square feet can take anywhere from 1 to 2.5 hours depending on the inspection scope and whether or not surface or air samples are taken.

What is the purpose of mold sampling and lab testing?

Air Samples: Mold spores are not visible to the naked eye. However, using speciality air pumps with a cassette can trap spores that are present indoors. If air samples are requested, an outdoor "control sample" is always taken as a baseline to compare indoor vs outdoor levels.

Indoor Air Samples measure the concentration and types of airborne mold spores. The sample represents the “breathing zone”—the air people actually inhale during daily activities.

The lab will report on: (1) Spore types (e.g., Aspergillus/Penicillium, Cladosporium, Stachybotrys, Chaetomium, etc.) (2) Spore counts (per cubic meter of air) (3) Comparison to an outdoor “control” sample (to see if indoor levels are elevated)

Surface Samples: Swab, tape lift or bulk samples of the material are taken where there is visible mold suspected. The samples are sent to a lab for analysis and the customer is provided with a findings and recommendations report.

How long does it take to get lab results?

Our professional mold samples are analyzed by our AIHA-accredited partner (Eurofins Built Environment Testing) and standard results typically are available within 2 business days after sample submission.

Need faster results for time-sensitive situations such as real estate transactions or post-remediation clearance? Rush processing, including next-business-day reporting, is available for an additional fee—ensuring you get answers quickly and confidently.

Here are some sample pricing:

Home Mold Inspection: Starts at $350 for Homes up to 1,500 Square Feet. Includes MC (Moisture Content) & Indoor RH (Relative Humidity) Measurements. Includes a Findings & Recommendation Report with a Remediation Protocol for Areas of Concern. Air or Surface Samples are an additional $95 per Sample. Samples are sent to an AIHA (American Industrial Hygiene Assocation) accredited lab.

IAQ (Indoor Air Quality) Only Testing: For professional visits limited to air sampling only, fees start at $440 and includes 2 Air samples (1 Indoor sample and 1 Outdoor Control). A $95 lab fee applies for each additional Air Sample.

Post Remediation Clearance Testing: Starts at $550 for 1 Containment Area and includes 2 Air samples (1 Indoor sample in the containment area and 1 Outdoor Control). Includes MC (Moisture Content) & Indoor RH (Relative Humidity) Measurements for the Containment Area.

Are there any concerns with free mold inspections?

Free inspections may sound good on the surface. However, it may involve some risks and limitations.

Since the incentive often involves getting hired for a remediation job, conflicts of interest may be a risk.

Additionally, the inspection may be brief and limited and not as thorough. Often, free inspections will not include Air or Surface samples.

Can mold cause health problems?

Important: Licensed medical professionals should be consulted for any health related questions or concerns.

Individuals differ in their response to mold. Also the amount of mold exposure may be a factor. The CDC states: Research has found that people who spend time in damp buildings report health problems including respiratory symptoms and infections, developing or worsening asthma, hypersensitivity pneumonitis, allergic rhinitis or hay fever, and eczema (skin condition). - https://www.cdc.gov/niosh/mold/health-problems/index.html"

According to the EPA (Environmental Protection Agency): "Molds have the potential to cause health problems. Molds produce allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins). Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals." - https://www.epa.gov/mold/can-mold-cause-health-problems"


What are Mycotoxins?

The CDC explains: Certain molds are toxigenic, meaning they can produce toxins (mycotoxins). However, the molds themselves are not toxic or poisonous. Molds that produce mycotoxins, like Stachybotrys chartarum, should be considered the same as other molds that can grow in your house or workplace.

Any mold growing in buildings indicates a problem with water or moisture and should be immediately addressed.

What if we smell musty odors but see no mold?

Depending on the water damage history of the property, it's possible that mold exists behind the walls, under the floors or in HVAC systems.

Performing moisture tests may reveal areas that may be at risk for mold growth. Additionally, performing air samples for the ambient air in the areas of concern may reveals elevated spore counts. At times, it may be beneficial to perform a wall cavity air sample.


What causes mold growth indoors?

Molds require moisture and a food source in order to grow. Mold spores are microscopic seedlike structures. Spores may spread from the outdoor air into the indoor environment and given the right conditions, they can reproduce.

Growth may begin 24 to 48 hours after the spores land on wet surfaces.
